“We had three quotes. Sanctuary was middle on price but the only one that climbed the roof first. Six weeks later, my insurance went down $1,840/year and the new tile looks better than the original.”

Four roof systems

Pick the right material for your home

We install all four. We won’t recommend tile when shingle is right — or push metal when your HOA only approves architectural shingle.

From the owner

“Hi, I’m Chris. I’ve been on every one of those 5,200 roofs since 2010.”

When you call about a leak in 2031, I’ll still be the one picking up. That’s the deal. No call center, no script, no “the technician will get back to you” — just my cell, and a roof I personally vouched for.

Florida-specific knowledge

We know your code. We know your climate.

South Florida has the strictest roofing code in the country. UV cuts shingle life 30%. Salt air eats unprotected metal. Hurricanes test every fastener.

FBC 2023

8th edition Florida Building Code

We install to spec on every job — sealed deck, self-adhered underlayment, drip edge, hurricane-strap verification.

HVHZ

High Velocity Hurricane Zone

Broward + Miami-Dade requirements that exceed standard FBC. Every product carries a Miami-Dade NOA.

25%

Statute 627.7011 — the 25% rule

Florida law (effective 2022): roofs with under 25% storm damage are repaired, not replaced. We tell you honestly what your roof qualifies for.

WMI

Wind Mitigation Inspection

Form OIR-B1-1802 — documents your roof's hurricane resistance. Filed with your insurer for premium credits, often $400-$2,500/year.

If your roof has storm damage

We’ll handle the insurance paperwork — honestly.

Florida’s 2022 Statute 627.7011 changed the rules: roofs with less than 25% damage are repaired, not replaced. We’ll inspect, document, and meet your adjuster on-site — but we’ll tell you upfront if your claim isn’t going to fly.

Common questions

What homeowners ask first

Everything visible — no click-to-expand. Real answers from a Florida roofer with 5,200+ installs.

01

How long does a roof last in South Florida?

Asphalt shingle 18-25 yr (Florida UV cuts shingle life ~30% vs the north). Concrete or clay tile 40-50 yr. Standing-seam metal 40-70 yr. Flat TPO/PVC 20-25 yr. Florida is harder on every roof material than the rest of the country.

02

Which roof material is best for my home?

Three factors decide: your home's architectural style, how long you'll stay, and your budget. Tile is the Florida classic with best resale (we install Eagle Roofing over Polyglass Polystick TU MAX). Standing-seam metal is the smartest long-term ROI. Architectural shingle is the most cost-effective. We give you our honest recommendation at the free inspection.

03

Who manufactures the windows, doors, and underlayment you install?

Our primary impact window and door partner is Mr. Glass — engineered and powder-coated in Medley, Florida, every series carrying a Miami-Dade NOA. We source through our preferred Miami distributor AA Glass & Windows in Doral. Self-adhered roof underlayment is Polyglass (Polystick TU MAX, MTS Plus, IR-Xe) — the new HVHZ gold standard. For complex tile or Florida Keys roofing logistics, our preferred trade partner is Perkins Roofing Corp., family-built since 1980.

04

What add-ons should I install while the roof is off?

Three high-ROI add-ons: (1) seamless aluminum gutters with downspouts to grade, (2) soffit and fascia replacement, (3) attic ventilation upgrade — drops attic temps 30-40°F, cuts AC bills, extends roof life.

05

What does a new roof cost?

Architectural shingle on a 2,000 sq ft home: $12,000-$18,000. Concrete tile: $24,000-$40,000. Standing-seam metal: $20,000-$32,000. Flat TPO/PVC: $8-$14 per sq ft. Every quote is fixed-price and in writing within 24 hours.
